National Real Estate vs. Austin Real Estate
January 14th, 2008 3:07 PM

I just emailed an article from the Austin Statesman to my database re the National Real Estate scene vs. that of Austin's and this brings up the age old discussion that...

Real Estate is strictly a LOCAL phenomenon as prices often go up on one area of the country and go down in others.  Unfortunatley, a number of Austinites see the gloomy national real estate headlines and think that these headlines apply to Austin.  However, this is not the case.

Real estate values in Austin remain strong and real estate should continue to appreciate.  The bottom line is: the Austin population is expected to double over the next twenty years.  And the types of people moving here are well paid.  More people, making more money, all wanting to live as close to downtown Austin as possible.  Demand > Supply.

Do you know anyone who regrets buying real estate in Austin twenty years ago?  Me neither.

My advice:  Buy now.

No Closing Cost Refi
January 18th, 2008 10:52 AM
We've been doing a lot of No Closing Cost refinances lately as interest rates are very low right now.  On a No Closing Cost Refi, the lender pays for ALL of the closing costs.  Although the rate on these may not be as low as current market rates, borrowers can still lower their rate and it doesn't cost a thing.  Clients love these because it's an absolute win-win situation.  If eligible, there's no logical reason not to do a No Closing Cost Refi.  Contact me if you'd like more info!
